The Value of Your Future Home

When shopping for homes you should keep in mind the future value of your home, whether you plan on one day selling it for your retirement or leaving it to your loved ones. Whether your plan is to purchase a home as an investment or to make it your family’s first home, there are several things to research before you buy. You can find the answers to the questions below on the Internet and by visiting the neighborhood and dropping in on its local businesses.

What is the state of the neighborhood?

  • Basic needs for future buyers include a low crime rate, parks and recreation facilities, transportation routes (bus stops or train stations), and nearby shopping areas.
  • Neighboring homes should be well-maintained.

Visit the schools!

  • You can look at public schools on the Internet, but you’ll never know the actual school environment until you visit the school itself.

Are people moving in or moving out?

  • Do a Google search for the street you’d like to buy on to see if any of the nearby homes are for sale.

How’s business?

  • Aside from checking out the local businesses, you can also visit the town hall or city hall to find out future developments in or around your neighborhood. Developments can increase or decrease surrounding property value and taxes.

Before doing any of the research above, make sure you like what you see in your future neighborhood. Will you enjoy spending time in the area, taking walks with your kids, visiting the local restaurants or cafes? Or area you simply focusing on the best bang for your buck, and not taking the local area into consideration?

3 Things to Do Before Investing in Boston Real Estate

If your investment instincts are tickled by Boston MA real estate’s falling prices, there are some things you should do before you even begin talking to a real estate agent. Knowledge is power. To be well-informed about investing in Boston real estate is to be prepared for any surprises that might occur along the way. The following tips are provided by The National Real Estate Investors Association.

  1. Buy your own home first. This is the best practice in the real estate investment process. You could eventually use your first home as an investment and rental unit for when you purchase an “upgrade” property later on down the line.
  2. Read up. The original tip here is “go back to school,” but there are plenty of free resources out there that offer more flexibility. Browse the latest books, build an RSS feed of real estate blogs, take an online course, join a local investment group. Sometimes, the best way to learn is by talking to other people, so joining a group may be the most helpful option. You can learn from others’ stories of success (and failure.)
  3. Learn your investment market. Again, joining local groups may be your best bet here. Even if you have lived in the Boston area your entire life, you may be unaware of the habits of renters and students. By talking to others with more experience, you’ll learn what to expect when investing in real estate in Boston.

Looking at real estate in Boston could offer your children the chance to appreciate music at a young age. Boston, MA may be one of the best cities to raise a family. Aside from being recently named one of America’s safest cities, the state of Massachusetts has also been named one of the top ten states for health care needs.

In October, 2009, Forbes.com reported the ten states with the best health care systems, which included Massachusetts. The report was based on a study performed by the New York-based Commonwealth Fund. Health care in Massachusetts was ranked highest among the fifty states.  The report ranked the states across five areas: access to health care, prevention and treatment, potentially avoidable hospital use and costs, health care differences among ethnic and income groups, and “healthy lives.”

Your Real Estate Agent Can Help You Beat The Double Mortgage Trap

When looking to move from one home to another, particularly if you are moving from one town to another, you run the risk of falling into a double mortgage trap. This happens when you commit to buy before your current property has been sold. This is where a good real estate agent can be a great help.

We live in an era in which time is always a pressure. If you are transferring from one area to another to take on a new job, or perhaps to gain a promotion, you will have a start date deadline. It’s not always going to be possible to sell your current home prior to the move. In fact, in can be difficult finding, negotiating and settling on a new property. Real estate agents deal with these problems every day.

Let’s assume you are looking at Boston real estate. You have a number of options.

  • You can rent a property in Boston while you are waiting for your current property to sell,
  • You can buy a property in Boston and rent out your current property,
  • You can rent in Boston whilst renting out your current property,
  • You can buy in Boston and sell your current property.

The last option is the most difficult if time is a problem. Renting out your current property until it is sold may bring in enough income to cover the mortgage, however, it could also be harder to sell if it is being rented. Renting a property in Boston will still see you paying twice, once for your mortgage and again for your rent.

This is where you need to sit down with your real estate agent and determine which is the best option. You may be able to sell your current home in a reasonably quick period of time so renting a Boston property may be feasible. Discuss the issues with your real estate agent and let their experience be a guide.

Watch Those Boston Real Estate Trends

It would nice if we lived in a world where everything was cut and dry and all you needed to do was look at a set of statistics to tell you which type of Boston home in which neighborhood was the most likely to bring about the best resale. The truth is there are no numbers that are that trustworthy.

However, there are trends that jump out at buyers and sellers both if you know how to look for them. It’s these trends that you can find helpful when you’re looking at the resale value on any potential Boston real estate.

Age plays a big role. The two groups at opposite ends of the spectrum have more in common than you might think at first. It seems that the young and the old both prefer smaller homes and the apartment style condominium since it is less maintenance for seniors. The younger first time buyer sees these places as affordable.

If you’re looking at your next purchase with an eye to resale, this is a trend that you’ll want to pay attention to. As the population ages, it would stand to reason that these homes will be more in demand.

It’s best if you can catch a trend as it gains in popularity and sell before the decline starts.

Marketing That Boston Real Estate, Home, Condo

In today’s Boston real estate world homes are not sold they are marketed. It’s important to keep in mind that no matter how attractive your home is, no buyer will purchase it unless they know it is for sale. And for that reason, advertising becomes one of the most important aspects of the marketing process.

Effective advertising is designed to trigger an emotional response in perspective buyers. Make sure that you review ads and other marketing materials. It’s essential that the information presented about your Boston home is accurate.

Keep in mind that there are other effective methods to market your home as well and the Open House is one of these techniques. These are usually held on a weekend afternoon, and they give prospective buyers the chance to see firsthand the things that other advertising mediums are talking about.

Another aid that you should consider is the fact sheet. Your Boston real estate agent can prepare one of these that describes the property around the home as well as any of the special virtues that you want to highlight.

If you find the home won’t sell using any of the above-mentioned techniques, you might want to consider seller financing as a last resort. However you need to be extremely cautious here. Seller financing can be extremely risky.
