Consider All The Angles Before You Sell That Wellesley Home

Keep in mind that selling a home in today’s greater Boston real estate market is more difficult than it has been in years before you even start thinking about selling your Wellesley home. There are costs involved as well that you might not realize at first, but after considering all the factors, selling can still be a worthwhile experience.

Remember that even the smaller cosmetic repairs will increase your chances of making a sale. Some good examples include painting a front door, upgrading the landscaping around the home, fixing the cracks in the driveway and replacing a worn carpet. Even though these are an expense, you need to keep in mind that cash spent here should be recouped in the sale.

Sales commissions are another expense. When you sell any Wellesley real estate, it’s the best idea to use a licensed agent. For their negotiable fee, you’ll be able to take some of the burden off your shoulders.

Remember too that there will be closing costs involved. Usually there will be a lawyers fee and there might be additional costs that are up to you and the other parties to sort through.

Finally, you can’t forget about the moving costs you’ll need to plan for. You’ll need to either hire a company or rent a truck if you plan on doing it yourself.

Boston Sellers: What Do You Need to Know?

Selling a home in Boston? Want to be one of those sellers who is able to get the home on the market, know that interested buyers are going to be able to find the listing and start showing up to check the place out? Want to be one of those sellers who is able to sell quickly? If so, here are a few things to keep in mind:

  • Make sure that your home is ready for the sale. You’re going to want to make sure that buyers see themselves living in the home rather than just seeing your stuff when they come through the door. Home staging, a few small repairs, getting rid of the clutter: these things are all going to help you to sell quickly.
  • Make sure that you are setting the right price for the property. You’re going to want to make sure that you know what price homes are selling for in the area, and make sure that you’re not overpricing your home. On the flip side, you’re going to want to make sure that your price isn’t so low that buyers wonder what’s wrong with it.

In other words, Boston sellers need to know what those who are looking for Boston homes are looking for, and to know that their home rises to the occasion.

Sellers: Why You Need the MLS

The MLS – the multiple listing service – is one of those key elements for everyone who is going to be selling a home. Simply put, if you are a seller and the home isn’t listed in the MLS, it’s going to be very difficult for prospective buyers to find out that the property is on the market and it’s more than likely that the buyers’ real estate agents won’t even consider showing them your property.

Sellers need to be sure that their homes are listed in the MLS – and there are two ways of doing it. You can go with a traditional real estate agent who will be there to support you through the selling process and who will make sure that your home is listed and able to be found through a home search. The other option is to look into a flat fee MLS service that will list your home but still leave you in charge of the selling process.

When your home is listed in the MLS, as a seller you will be able to know that prospective buyers will be able to learn that the property is on the market, will be able to search for it when they are looking for homes in your area that match the characteristics that they’re looking for. In other words, sellers who use the MLS will make their homes easier to find.
